How accurate are public records for luxury homes?
Not very, and by design. The county appraiser values homes for tax purposes, and Florida assessment caps hold those figures well below market. Public records also see none of what drives a luxury sale: renovations, interior finish level, water frontage and dockage, views, or the prices comparable homes are quietly achieving off market. Treat the snapshot as a floor, never as the number.
What actually moves luxury home value?
Position and scarcity. Deep-water frontage with no fixed bridges, lot placement and exposure, the quality and recency of renovation, club membership transferability, privacy and gating, and the depth of buyer demand for your specific community at the moment you sell. Two homes with identical tax values can trade millions of dollars apart on these factors.
