Terms of Service

Effective July 1, 2026

1. Acceptance

By accessing or using the Atlantic Luxury Advisors website (atlanticluxuryadvisors.com) or related services, you agree to these Terms of Service. If you do not agree, please do not use the site or services.

2. About us

Atlantic Luxury Advisors is a residential real estate team at Keller Williams Realty, serving luxury communities across South Florida. Each Keller Williams Realty office is independently owned and operated. Anthony Conners is the primary point of contact.

3. No brokerage relationship without written agreement

Using this website, submitting forms, or receiving our communications does not by itself create a brokerage relationship, agency relationship, or fiduciary duty. A formal representation agreement is required before we represent you in a transaction. Until such an agreement is signed, we are acting as a transaction broker as defined under Florida law.

4. Property information disclaimer

Information on this site about specific properties and communities, including asking prices, square footage, year built, amenities, and other data, is sourced from third parties (MLS feeds, county property appraisers, public records) and from our own analysis. We believe this information to be reliable but do not warrant its accuracy or completeness. Buyers and sellers are responsible for independent verification.

5. Valuations are estimates

Any valuation, price opinion, or market analysis we provide through this site or in follow-up communications is an informal estimate for discussion purposes. It is not an appraisal and should not be relied on as one. A licensed appraiser should be engaged where a formal appraisal is required.

6. Communications

By providing your contact information, you consent to receive email and phone communications related to your inquiry, home search, or sale. You can opt out at any time as described in our Privacy Policy.

Text messages are separate and are never included in the consent above. They require their own express opt-in, set out in full in section 6a.

6a. Text message terms

These are the terms of our text message program. You can join, and read the same terms again, at atlanticluxuryadvisors.com/sms.

Program description

Atlantic Luxury Advisors sends text messages from (561) 332-1736 about your inquiry, the homes you ask about, showings and appointment coordination. These are one to one messages from a licensed real estate professional. We do not send bulk marketing texts and we do not run a promotional text campaign.

How you join

You join only by giving express written consent: ticking the unchecked text-message box on our sign-up form, or replying to a message asking us to text you. The box is never ticked for you, it is never bundled with an email sign-up, and providing your contact information on any other form does NOT enroll you.

Consent to receive texts is not a condition of buying, selling or leasing anything with us, and is not a condition of any purchase.

Message frequency and cost

Message frequency varies. In practice a few messages a week at most, and only while you have an open matter with us.

Message and data rates may apply, depending on your carrier and plan. We never charge you for messages.

How you stop

Reply STOP to any message and messages end immediately. Reply HELP for help, or email [email protected]. Opting out of texts does not affect any email or phone contact you have separately agreed to.

Carriers

Carriers are not liable for delayed or undelivered messages. Message delivery is subject to your carrier's network and is not guaranteed.

Your information

Mobile information or text messaging opt-in data and consent will not be sold or shared with third parties or affiliates for their marketing or promotional purposes.

7. MLS compliance

Information displayed for listings sourced from the BeachesMLS and MIAMI REALTORS (Southeast Florida MLS) IDX feeds is presented in accordance with each MLS's display rules, for your personal, non-commercial use to identify prospective properties. Such listings are owned by their respective listing brokerages, and listing broker attribution is shown where required.

8. Intellectual property

All content on this site, including text, graphics, logos, photographs (other than third-party MLS photos, which are owned by their respective rights holders), software, and underlying compilations, is owned by Atlantic Luxury Advisors or licensed for our use. You may not reproduce, redistribute, scrape, or build derivative works without prior written permission.

9. Acceptable use

You agree not to:

Use the site or our communications for any unlawful purpose
Scrape, automate, or bulk-extract data from the site
Attempt to gain unauthorized access to non-public areas of the site or our systems
Interfere with the operation of the site for other users
Impersonate any person or misrepresent your affiliation with any person or entity

10. Fair housing

Atlantic Luxury Advisors is committed to the letter and spirit of Equal Housing Opportunity and all applicable fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic.

11. Disclaimers

The website and services are provided "as is" without warranties of any kind, express or implied. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components. Buying or selling a home carries risk; nothing on this site is intended as legal, tax, accounting, or investment advice. Consult licensed professionals before making decisions.

12. Limitation of liability

To the maximum extent permitted by law, Atlantic Luxury Advisors and its agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the site or services.

13. Governing law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law provisions. Any dispute shall be brought exclusively in the state or federal courts located in Palm Beach County, Florida.

14. Changes

We may update these Terms from time to time. The effective date at the top of this page reflects the current version. Continued use of the site after changes constitutes acceptance.
