Florida condo safety laws

If it has three or more habitable stories, Florida law (s. 553.899, F.S.) requires a milestone structural inspection by December 31 of the year it reaches 30 years of age, then every 10 years; for a building of this age the first one is due by December 31, 2034. A local building official may require it at 25 years near salt water.

Condominium buildings of three or more stories also need a structural integrity reserve study (s. 718.112(2)(g), F.S.) at least every 10 years; associations formed on or before July 1, 2022 had to complete one by December 31, 2025.

Dates follow from the statutes and the year the county appraiser lists for the building, not from the association's records. Ask the association for its milestone inspection report, its most recent structural integrity reserve study and any approved or proposed special assessments, and review them before you buy.
