What does it cost to sell a home in Florida?
The main costs are the brokerage commission, which is negotiable and set in your listing agreement, and the documentary stamp tax on the deed, 70 cents per $100 of the price (Miami-Dade uses its own rate). Under the standard Florida contract form the seller usually pays the deed stamps, and who pays the owner's title policy is a choice made in the contract. Add the payoff of any mortgage, prorated property taxes and any association estoppel fees. The seller net sheet on this site estimates each line.
How long does it take to sell?
It depends on price, condition, the community and the season. Once an offer is accepted, a financed sale commonly closes in about 30 to 45 days and a cash sale can close sooner. A current read on how long similar homes in your community are taking comes with every valuation.
Can I sell my home without it appearing online?
Yes. A private or off-market sale offers the home to registered buyers and other agents directly, without public listing sites. It trades reach for privacy, and the MLS has rules about how and when a listing must be shared, so the trade-off is set out in writing before you choose.
What is my home worth?
For a quick public-records snapshot, the home value page reads the county property appraiser record. For a figure you can price from, request a private valuation: it uses recent closed sales, the homes you would compete with today and a look at the home itself.
Should I renovate before selling?
Usually only the work a buyer's inspector or insurer would flag, plus the low-cost things that photograph well. Larger renovations rarely return their cost by the closing table. The valuation visit is when to ask about a specific project.
